Buy-to-Let Mortgages
Explore borrowing for a rental property with a clear view of costs, obligations and risk.
Your home may be repossessed if you do not keep up repayments on your mortgage.
Educational information, not a mortgage offer or confirmation of eligibility. Product availability and BuySure’s service scope require confirmation.
What is buy-to-let?
Broadly, borrowing secured on a property intended to be rented out rather than occupied as your own home. The intended use matters: do not assume an ordinary residential mortgage permits letting.
Deposit, equity and rent
Lenders consider the property, rental income and their own criteria, and may also consider your wider finances. Deposit or equity requirements vary. A rental estimate is not guaranteed income.
Plan beyond the mortgage payment
Budget for periods without rent, repairs, insurance, management, legal obligations and tax advice. Interest-only borrowing does not repay the original loan, so a credible repayment plan matters.
Companies and portfolios
Ownership through a company or having other rental properties can change the information and advice needed. Discuss the structure before applying; this page does not recommend a tax or ownership arrangement.
Your responsibilities
Rules depend on where the property is and how it is let. Clarify licensing, safety, tenancy and other obligations with appropriately qualified help. Neither rent nor a future sale should be treated as assured.
A typical route, not a timetable
From a question to your next step.
- 01Clarify property & ownership
- 02Review budget & expected rent
- 03Discuss criteria & risks
- 04Apply & property checks
- 05Complete & manage obligations
The sequence and timing depend on the circumstances. Approval is not assured.
Questions you may have
Can I let my current home?
Speak to your existing lender about permission and the appropriate arrangement before letting. This page cannot confirm consent.
Does a rental estimate confirm eligibility?
No. Each lender applies its own assessment, and actual rent or occupancy can differ.
Is a limited company the right choice?
That depends on your circumstances. Obtain appropriate tax and legal advice rather than choosing a structure from this website.
